Abstracting Products and Services

We will search the relevant land records and return a detailed report of all existing transactions which affect the property. Photocopies of deeds are provided automatically, additional copies of other applicable documents will be provided as you request. All searches include current assessment and real estate tax information as a courtesy; however, this tax information should be verified to confirm that you have the most up-to-date information. All names are checked for bankruptcies, judgments and liens. Full searches include a list of easements, restrictions, and covenants, etc.

  • Current Owner Search
    Search always begins with a deed that is an out-of-family transfer for good consideration. If you need a search that covers a specific period, such as at least 24 months, please let us know.
  • Two Owner Search
    Search begins with the prior owner of the property.
  • Twenty Year Search
    Search begins with a valid deed which is at least 20 years old. All persons who hold a title interest in the property during that 20 year period are searched.
  • Full Search (60yr)
    Search begins with a valid deed that is at least 60 years old OR with the deed into the developer.
  • Update/Bringdown
    Search is updated from the date you provide. A copy of the prior report is requested. An update for a period more that 6 months will be completed and billed as a current owner search.
  • Deed Report
    We provide a copy of the deed into the current owner and the tax identification number.
  • Document Copy
    We provide photocopies of any documents requested, in whole or in part. You provide the necessary recording information if available.
  • Mortgage Report
    We will provide information as to a specific mortgage.
  • Certified Copy
    Certified copies are obtained and sent to you via overnight delivery using your preferred carrier.
  • Document Filing
    We will perform a final update and put documents on record, after first checking that they meet the requirements for recording. If any problems are detected, you will be contacted for instructions to resolve the problem. If the county rejects a document, you will be contacted with the reason for the rejection, and we will work with you to resolve the problem until the document is successfully recorded. PLEASE REMEMBER THAT ALL COUNTIES IN BOTH MARYLAND AND VIRGINIA REQUIRE A SELF-ADDRESSED STAMPED ENVELOPE FOR THE COUNTY TO USE TO RETURN THE DOCUMENT ONCE IT HAVE BEEN PROCESSED. If you don’t include such an envelope, we will provide one for you for a small additional charge.
  • UCC Search
    We search for any Financing Statements that you require.
  • Miscellaneous Title
    We will provide whatever other land record information you may request. Please contact us to discuss fees and availability.
